- ★ ★ ★ ★ ★I am completing a construction loan as an owner builder with WF. Their one time close loan is considerably better than Zions Bank supposed one time close. The reason is that any other one time close loan, is simply a one time title insurance fee set up on an 5/1 ARM. If rates go up when you get your C/O they still make you refinance at their retail rate because you are stuck with them unless you wish to pay title and appraisal fees. I wish I would have used WF for my last construction loan. Also I live in St George and have been to both SLC and Mesquite branches. Both are very helpful.By Kent Schwager, September 26, 2017
